SUCCESS STORIES: Reserve at Falling Water
Challenge:
The developers of the Commons at Lake Houston moved westward and bought hilltop land overlooking the Guadalupe River along Texas Highway 87 between Comfort and Fredericksburg. They wanted to develop estate properties ranging between five and 40 acres on this land. They hired RCS to help them publicize the vision they had for The Reserve at Falling Water.
Solution:
RCS visited the property and decided to highlight the exceptional views from the bluffs overlooking the Guadalupe River Valley. Vistas extend 30 miles. The elevation of the properties will protect the owners’ views even as surrounding properties become developed.
We decided to highlight these vistas in a brochure with a double gatefold that extended to 34 inches. We then created a Web site and print ads that highlighted the vistas, too. The print headline stated, “If all of Texas looked this spectacular, they would call it the Five-Star State.” These ads ran in:

Vistas didn’t work in billboards. They blended into the natural background too much. So we used large type on a brown background to stand out. It said, “Million dollar views starting at $175,000.”
Results:
The developer sold 80% of the properties before the roads were even in. He awarded RCS the advertising business for another development west of Kerrville.
